How We Establish Our Cash Offer
We start off by establishing the After Repair Value (ARV) of your home. This is the value of your home when all updates and repairs are completed. This “after repair” condition means your home would pass all inspections and be ready to move in without any additional work. The ARV is established by finding comparable properties which have sold in your neighborhood over the past 6 months with similar amenities (E.g. Bedrooms, Bathrooms, Square Footage, etc.). Taking these comparable home sales into account we will lock in on the ARV for your home.
Each property needs a varying amount of Repairs. During our initial walk through we will take notes and pictures to help us establish the repair cost and get your cash offer within 24 hours.
For most of the homes we buy there is a significant amount of planning, managing, and execution for the repairs needed to get the home completely updated to ensure the home is valued at the originally locked in ARV. The majority of homes we purchase will be resold at a later date and as such there are Selling Cost adding up to 7% – 8% of the ARV.
